RK as a company has grown considerably since the 1970’s buying properties for family and friends to a client base of over 3,500 investors today. Through the years, the investment thesis has remained constant, RK looks for properties that are under-managed and not performing to their full economic potential. These may include apartment complexes with dated exteriors or the lack of certain modern amenities. Such properties, although structurally sound, can often be acquired at discounted prices. Upon acquisition, RK’s skilled in-house staff undertakes the upgrading process after which a rent increase program is instituted. This aggressive rehabilitation program has allowed RK to raise the average annual rents on its properties, often at a rate well in excess of the average for apartments and inflation.
