For many real estate owners in California, rent growth has not kept up with value appreciation. This imbalance has left many local rental property owners underpaid, where cash flow is low relative to the equity in the real estate. South Coast will be highlighting markets across the U.S. where we see opportunities to maximize current cash flow on this equity. We will also focus on strategies to move from an active real estate manager to a passive real estate investor through a tax deferred exchange, eliminating the headaches that come from hands on property management in exchange for the ease of institutional property management.
